The report explains the documents. It does not predict future fees or tell you whether to buy.

    Add the documents you have. We tell you which ones are accepted and what is still missing.

  2. We read and compare them

    We take each figure from the building's documents and compare it with its own plan.

  3. Receive a clear result

    Your report shows the page each figure came from. You decide what to do next.

The report cannot guarantee reserve fund adequacy or predict a special assessment. It compares the figures in your documents and shows the result.

Paying for a check and getting your report

  1. Your documents are checked before you pay

    Each document is checked as soon as you upload it and marked Accepted, Needs replacement or Missing. You are asked to pay only when the documents are ready.

  2. You confirm and pay

    You confirm that these are the documents you want checked, then pay the price above on the secure payment page. After payment, the documents and your answers cannot be changed.

  3. Your report is prepared

    The software reads the accepted documents and prepares your report. Your check’s own page shows its progress and updates by itself.

  4. You read it and keep it

    Open the report online for 30 days from the day it is ready, and download it as a PDF to keep. Keep the link to your check’s page: it is how you come back to your report.

What the report cannot conclude
  • If a document is missing or does not state a figure, the report says Not established. It never fills a gap with an estimate.
  • Without the budget and the Reserve Fund Study for the same year, reserve contributions are not compared.
  • Without proof of the unit’s share, no amount is worked out for one unit.
  • Without an engineering or building-condition report, nothing is said about building condition.
  • No report predicts a special assessment or a fee increase.
