Fee & Reserve Check cannot guarantee that the reserve fund will be sufficient in the future, predict whether a special assessment will be required, or judge whether the unit’s fee is too low, too high or in line. It reads what the Status Certificate Package discloses about the unit and the corporation, compares the figures the package itself states, and reports what the package does not establish.

Frequently asked questions

What documents do I need for a Buyer check?

Either the whole Status Certificate Package on its own, or the latest Reserve Fund Study together with the approved budget or a unit fee schedule. You also enter the building address and, if you know them, the unit number and its share of common expenses.

I only have some of the documents. Can I still start?

Yes. The check tells you what is missing before you pay. If you send a fee schedule instead of the approved budget, the report cannot compare that year's reserve contribution with the study. It still reads the study, the unit's monthly payment and the planned work.

Does the Status Certificate need to be for the specific unit I'm considering?

Yes. Upload the Status Certificate Package issued for the unit you are considering, exactly as you received it. The check finds the documents inside it for you. A Status Certificate issued for a different unit does not describe the unit you are considering.

What does the Buyer report show?

It compares what the budget puts into the reserve fund with what the Reserve Fund Study sets out for the year, and shows the difference. It lists the major work the study plans and the building risks the documents name. It also shows what the documents say about the unit, where they say it. It does not calculate what one unit's monthly fee should be.

What can't the Buyer report tell me?

The report describes the level of financial concern the documents show. It does not tell you whether to buy. It does not replace your lawyer's review of the status certificate, and it does not predict what the corporation will decide. It is document analysis by software. No person checks the report. It is not legal advice, legal representation, an engineering opinion or a physical inspection.

How much does a Buyer check cost, and when do I pay?

$24.99 CAD total. You pay only after your documents have been checked and accepted. If they are not ready, you are not asked to pay. When your report is ready, you can open it online for 30 days and download it as a PDF to keep.
