How to get the documents you need
Missing a document does not mean you have to stop. Choose your situation to see what to ask for and where to get it.
I already own the condo
Ask your condo corporation for the records
Send a records request to your condo corporation through the property manager. Use the official CAO form.

What to request
- The current approved annual budget.
- The most recent audited financial statements and auditor’s report.
- The latest Reserve Fund Study, including the current funding plan.
- Any notice of a common-expense change for your unit.

I am considering buying a condo
Ask for the complete, current package
A Status Certificate Package helps you understand the unit and the corporation before you buy.
Ask your realtor or lawyer for the complete, current package, not just the certificate form.
What to check in the package
Check that it includes:
- the current budget
- the latest audited financial statements
- the reserve fund
- the unit’s common expenses (the monthly fee)
- fee increases
- special assessments
- insurance
- lawsuits or legal claims disclosed by the corporation
The package may include only a summary of the Reserve Fund Study. A detailed Fee & Reserve Check may still need the complete study and funding plan.
