Fee & Reserve Check cannot guarantee that the reserve fund will be sufficient in the future or predict whether a special assessment will be required. But it can show how your current maintenance fee compares with the same calculation using the reserve contribution in the corporation’s own Reserve Fund Study, and show the difference in dollars and percentage.

Frequently asked questions

What documents do I need for an Owner check?

Three documents from your condo corporation: the current approved annual budget, the latest Reserve Fund Study and funding plan, and the latest audited financial statements. You also type in your unit number, your monthly maintenance fee and your unit's share of common expenses.

What if I don't know my unit's share of common expenses?

Leave it blank and upload your condo's Declaration instead. The report reads your share from it. You can also ask your property manager what percentage of the common expenses is allocated to your unit.

What optional documents can I add?

Proof of your current fee, a Status Certificate, an engineering or building-condition report, a special assessment notice, a major-project report, a previous budget or audit, or a relevant board notice. None of these is required. Each one can make the report more complete.

What does the Owner report show?

It compares your current fee with a calculated amount based on your unit's share of the approved budget and the reserve contribution your Reserve Fund Study sets for the year. It shows the difference in dollars and as a percentage. It also compares the budget's reserve contribution with the study, and lists the major work the study plans. Each figure is marked as from the documents, calculated, an assumption or not established, with the document and page it came from.

What can't the report tell me?

The calculated amount is not the legally correct fee. It does not predict future fees or a special assessment. If a document is missing, cannot be read or does not state a figure, the report says Not established instead of guessing. Fee & Reserve Check is document analysis by software. No person checks the report. It is not legal advice, legal representation, an engineering opinion or a physical inspection.

How much does an Owner check cost, and when do I pay?

$24.99 CAD total. You pay only after your documents have been checked and accepted. If they are not ready, you are not asked to pay. When your report is ready, you can open it online for 30 days and download it as a PDF to keep.
